3rd summer here. Staff always polite and friendly.

There were ants in room very dated, called staff they came over and sprayed kitchen with pesticide very carelessly.

Lovely resort with modern facilities (excellent gym, good pools, bike rentals, WiFi). All staff were excellent - from waitresses in the James Landing restaurant, gym staff, reception staff and maintenance guys. Had a few maintenance issues in the condo but they were sorted very quickly. The only downside was our accommodation (1 bed condo) was quite old fashioned .. would benefit from modernisation.

This place is super gorgeous and fun, but it does need some upgrades. The condo we stayed in was very small (double beds) and we could hear both the dog and the conversation in the next room over. It didn't really feel private, and the dog was super annoying because it barked or whined extensively during the day and at night. I called/texted the concierge, but they wanted me to figure out which room it was instead of looking on their own map. I complied, but it wasn't easy for me to figure out which condo it was because the layout was odd. The concierge was polite, but he didn't seem to care that this was affecting our stay. (If a Pro Golfer were staying there and complained about noise, I'm pretty sure they wouldn't ask them to check the property and figure it out.) Things like ice and beverages weren't easily accessible due to the condo layout. The lobby was beautiful, but the shop inside was closed by 9pm. The rooms need new carpet and upgrading and the mattresses felt cheap. The pools and gym were all amazing.

The rooms are dated and if You look with a little focus you start to see how dated. The caulk in the tub is gray and loose. The furniture has stains. The tv is not setup with streaming. The floors creek very loudly that it kept us awake from the people above us waking around late at night. Most Staff were friendly and attentive. Some were a bit strange and were not the warmest at the fitness center and pool.

The resort was nice and the amenities were great. Nice river pool with lazy river and the pool at the fitness center was nice. The one bedroom condo was spacious and clean albeit the living area a bit dark. My only complaint is that there were spider webs everywhere. There doesn’t appear to be much outdoor maintenance even in the balcony attached to the unit. Other than that everything was great! We enjoyed our stay! .

House keeping came in on me twice before check out which was annoying and an invasion of privacy.

Bonus points on the breakfast, though. That was the highlight.

It was a nice property, although the condos were dated. It looks like they have updated the bathroom and kitchens, but that is all. The golf courses are good, and the pool is great with a lazy river. Close to Colonial Williamsburg and Busch Gardens.

Very clean room although the vacuum cleaner and trash was left on the porch of the building. The slider did not work in the room to access the porch but staff was friendly and helpful. The marina restaurant did not have all the menu items available and we were not pleased with the ceasar dressing - it was sweet and not a traditional flavor.

This is an excellent resort for kids to have fun! If u have toddlers don’t worry it has everything for them to be occupied!

So while we had a great time, we paid a lot of money on a modest budget for this stay and would have given a better rating for these small but important details

The private beach is not very big. The marina is nice if you like boats. The pool was well maintained. However, there's no pool parking for the majority of people who go there for the river pool. So I didn't get to attend the main attraction. The restaurants are only open during short hours so plan a meal nearby. There are many unless you bring your own food. It was very clean and quiet. The soaps were refreshing. The complimentary robes mentioned were not there. I didn't stay very long but it was nice. Cool channels on the TV too. The employees were very helpful and kind.
