It is not a hotel, it is an airbnb. Outside photos are misleading. Huge building over the restaurant is not hotel…It is the small narrow building behind it. No reception , no common areas…

Great location in the centre of Leamington Spa right by the river and across the road from lovely Jephson Gardens The room /facilities need updating - the bedside lights did not work at all and there was no handle on the inside of the bathroom so an unwary single guest could get trapped in there - there are just rough screwholes in the door where the handle should be, and it all seems very unkempt!The water drains very slowly in the shower tray so probably needs unblocking. There was no kettle in the room when we arrived mid afternoon, although there was a hospitality tray with tea coffee etc and we had to ask twice for a kettle which arrived very late in the day. The staff are very kind, helpful and obviously hardworking, but seem overwhelmed and very busy so attention to detail is lacking.

The location was very handy The room was in disrepair: the toilet seat was broken, the bathroom tap wasn't attached properly (the whole thing moves). Live wires were hanging out of the heater,(just connected through in connector blocks), the shower rail was broken and the room was not very clean and dusty. The fire alarm doesn't have a service contract and there is no zone chart - both legally required (Yes, I run a fire alarm and electrical company) and I would recommend an electrical inspection as exposed wires is not good. In essence there is no pride or care taken on the place and you can see it. The checking-in process wasn't obvious and involved going to the bar to ask. The staff looked at each other for a moment, wondering what to do. Then someone took us to the room out the back of the bar. This is not a hotel, it is 6 rooms over three levels, tacked onto the back of the restaurant and you let yourself in through a coded entry.

Staff are ok & pleasent Nice touch with basic produces in the room. The hotel rooms require some small amount of tidying up with the deco, damaged furniture (Chair). Smell of weed in entrance hall. Noisy hotel guests until 1 am on a Monday night.

Everywhere was modern and clean. Felt safe and comfortable as a solo traveller. Brilliant location. Food was exceptional. Plenty of staff that were attentive and friendly. Will stay again.

Great location and clean but that’s about all Under a nightclub (inside hotel) where people drink until around 4am - great if you want to join in but if you go away for a relaxing break I believe this should be mentioned in the details!

Central location, the rooms were great, modern and clean, security done by key codes but all secure etc. Really great. Being so central and above the bar there was noise until around 2am, but if you don't mind then it's fine.

The 'apartments' seem new and modernly furnished. No Aircon but a fan was provided which 2qs appreciated as it was very hot. The noise from the bar didn't bother us with the windows closed Not much of a view but right next to the river Room was uncleaned when we arrived but was quickly put right whilst we had dinner. Check in was at the busy bar. Bathroom had no shelves but a cupboard underneath. The doors slam shut very loudly and vibrated up to our room which with inconsiderate neighbours is not great as it .makes you jump out of your skin. Typical hotel that doesn't clean the blankets on the bed so don't use them 2 spare pillows left but only.one had a pillowcase so didn't want to use it. Coded entry system doesn't feel very safe. Cleaner knocked on our door in the morning omg to find out what time we were leaving as they wanted to clean

Check in system is not good when bar is busy- no private reception for hotel guests is annoying. Only 1 towel provided for 2 people and due reception being a busy bar, not possible to ask for another. No fan/Aircon and room very hot. No option to double lock the door.

the location was easy to find there was no parking and I did not see that on the website. but the real problem was that it was a party venue with loud music into the night. I should have checked but I thought that should have been announced somewhere
