The location was good, walking distance to the Cliff Walk and the ocean was across the street. The center of Newport was an easy 10 minute drive. We didn't eat breakfast there but there was a typical hotel breakfast buffet in the morning. Bikes, beach chairs and towels were easy to borrow. We were in the suite building so there wasn't much of a view but we rented it for proximity to beach and Newport. The upstairs hot tub fire pit and sauna area were small but made for an enjoyable space. The room itself was spacious with a good layout, beds were comfortable. We were on the 2nd floor and unfortunately the guests above us had children that were allowed to jump and run, up to 11PM and starting around 6AM. We could also hear the TV. The staff at the front desk offered noise machines, ear plugs and went to their room to ask them to be considerate of the noise but it didn't help for long. I have children, now teenagers, so I understand how hard to can be to keep them quiet. But some hotels have quieter floors. If you are concerned about noise between floors, try to rent a top floor room. Overall a good experience.

I didn't appreciate the daily "Destination Fee" and credit card fee tacked on at the end of my stay. The hotel location is convenient - across from the beach and near the cliff walk. They have chairs and towels you can use at the beach. There are bikes, but I didn't use them and am not sure if there's a fee for their use. The breakfast in the morning could use an upgrade, definitely not worth the $38 per day Destination Fee if that's what that charge is intended to go toward.

One of the lights in the bathroom was out. There was no hot coffee or water for tea was available in the afternoon. At breakfast they had no plastic knives available ( and they knew about it the day before). No towels were available at the rooftop hot tub. The hotel has a great location, but it seems to be poorly managed. If I decide to stay in Newport I will consider other options.

location 1) The whole room vibrated several times per day, old building, you could feel the floor under you vibrate 2) Elevator is small and slow 3) Rooftop jacuzzi area is hard to get to and small, only enjoyable if you are the only couple there at the time 4) Indoor pool has such a strong chlorine smell it is unbearable 5) Front desk was supposed to follow up regarding Booking.com charging me the first night in advance to hold the room, which was over $300 and was never applied to my total bill, so I overpayed by one night and never got reimbursed, don't have the patience to be on the phone again. I had called many times and both Booking.com and Newport Suites said they were taking caring of it and calling back to confirm, but never follow up or called back. 6) Website advertised free homemade cookies in the lobby every afternoon, when we got there we were told they don't do that anymore, quite disappointing. 7) There were no glasses or mugs in the room, we could only use paper cups from the lobby. 8) Beach towels were rough, scratchy, old and small.

The hotel exceeded my expectations. I was surprised the hotel offered beach chairs, bikes, and breakfast. I was unaware of these amenities when booking the hotel. Overall, I had a great time.

The elevator bank and elevator needed to be cleaned. Rug vacuumed and cleaned. The room needed some up keep as far as chipped/missing wood on headboard. Cracked sink light above mirror missing the glass covering. Drawer of bathroom vanity off track. Continental breakfast area needs to be cleaned/updated and food was unsatisfactory For the price we paid for two suites we were unfortunately we were disappointed!

Place nice and staff very nice. Room ready early. Right across from the beach. Continental breakfast was okay, egg n cheese “omelette”, not good and a second waffle maker would be a good idea . Should consider putting darkening curtains in the room. Room was very bright first thing in the am and traffic outside was loud.
